bucuresti centruPotrivit unui studiu realizat de specialistii in consultanta imobiliara de la compania DTZ Echinox, pozitia de frunte a Capitalei in privinta numarului de unitati locative date in folosinta se va mentine si in urmatorii ani.

Specialistii estimeaza ca in urmatorii 2-3 ani in Bucuresti se vor livra in jur de 20.000 de locuinte, un numar de patru ori mai mare decat stocul actual. Studiul mai spune ca numai in 2008 vor fi date in folosinta circa 7.000 de apartamente.

Raportul intocmit de DTZ Echinox contrazice un studiu al companiei Regata, care la inceputul anului estima un numar de 3.000-4.000 de locuinte pentru acest an. Specialistii de la CBRE-Eurisko estimau finalizarea a 5.000 de locuinte in 2008.

In ciuda estimarilor optimiste, multe din proiectele in derulare intampina dificultati ca lipsa fortei de munca sau procedurile birocratice, astfel ca finalizarea intarzie de multe ori.

Un alt aspect pe care l-au studiat specialistii de la compania DTZ Echinox este cererea, care, conform estimarilor, nu va fi acoperita decat in proportie de 25% de cele 20.000 de unitati locative care vor fi livrate in urmatorii 3 ani.

Calculele celor de la DTZ Echinox releva un venit net lunar mediu de 414 euro pentru Bucuresti. Numai 6,3% din populatia activa a Capitalei castiga peste 1.400 de euro pe luna, care permite contractarea unui credit bancar de 100.000 de euro cu care sa plateasca o locuinta noua. In concluzie, numai 58.000 de locuitori ai Capitalei isi pot permite achizitia unei unitati locative.

Dupa Bucuresti, orasele cu cele mai mari numere de locuinte noi date in folosinta in ultimii doi ani sunt Cluj_napoca cu 700 de unitati locative, Constanta cu 620 si Iasi cu 500. In Craiova nu a fost livrat in ultimii doi ani nicio locuinta noua, conform studiului DTZ Echinox.

Michigan is home to a number of musicians, artists, dancers, and other similar professions including the Chicago Youth Symphony Orchestra. Moving down the street actually moves them away from their potential clients/users.
